Will Insurance Cover Roof or Siding Replacement in Illinois?

January 10, 2025

Insurance does not automatically cover a full roof or siding replacement. Your policy, the cause and timing of damage, and the insurer’s findings determine coverage; a contractor’s estimate defines the proposed construction work.

Questions to ask your insurer

  • Is the reported cause of damage covered under this policy?
  • Does a separate wind or hail deductible apply?
  • Is the roof settlement based on actual cash value or replacement cost, and is depreciation recoverable?
  • What documentation and deadlines apply to the claim?
  • How are repair scope, matching concerns, and code-related work being evaluated?

Ask for answers tied to your policy and written estimate. Do not budget on an assumed full replacement or deductible waiver.

What UV Exteriors can document

Our role is to inspect observed exterior conditions, identify affected materials, and explain the proposed roof, siding, or gutter work. Photos and a detailed construction estimate give you information to share with the insurer.

Review your costs before authorizing work

Compare the proposed construction scope with the insurer's documents. Discuss upgrades, non-covered work, payment timing, and changes that may be needed after removal of damaged materials. Keep any agreement in writing.

Build a written project budget

Keep the contractor’s price and the insurer’s payment explanation side by side. Ask each party to clarify the figures they are responsible for before planning your payment schedule.

  • Construction: what work and materials are included in the contract?
  • Insurance: what payment has the insurer confirmed, and what conditions remain?
  • Your selections: which upgrades or additional work are outside the insurer’s stated scope?

If a figure or item is unclear, request an explanation in writing. Do not treat a proposed construction total as confirmation of insurance payment.
